How to Maintain Aluminium Windows

Aluminium windows are genuinely low-maintenance, but a little routine care goes a long way in keeping them working smoothly and lasting even longer.

Malaysia is a demanding climate for any building material. Daily heat, high humidity, monsoon downpours that drive rain sideways into the frame, and, for homes near the coast, salt-laden air that attacks anything metal. Aluminium window frames handle all of this far better than timber or iron, but the parts around the aluminium, namely the rubber seals, the rollers, the sealant, and the powder coat surface, do wear over time. The schedule below is designed for Malaysian conditions and takes less than an hour a month for a typical terrace house or condo unit.

Monthly Maintenance

1. Wipe Down the Aluminium Window Frames

Use a damp cloth with mild soap. Avoid harsh chemicals or abrasive cleaners, as they can damage the powder coat. Dish soap diluted in a bucket of warm water is enough. Rinse with clean water afterwards, because soap residue left to dry in the sun leaves dull patches on darker colours such as black or charcoal grey. If you live within a few kilometres of the sea, in Penang, Port Dickson, Kuantan, or along the Terengganu coast, wipe the exterior faces every two weeks rather than monthly. Salt crystals settle on the frame and, if left for months, can pit the surface.

2. Clean the Tracks

For aluminium sliding windows, clear dust and dirt from the track with a small brush or vacuum. A clean track keeps the window gliding smoothly. Haze season and construction dust from nearby sites are the usual culprits when a sliding window starts to drag. An old toothbrush reaches into the corners where a vacuum nozzle cannot.

3. Clean the Glass

Use a standard glass cleaner. Spray and wipe with a microfibre cloth for a streak-free finish. Clean glass in the early morning or late afternoon; in the midday sun the cleaner dries before you can wipe it, leaving streaks. If you have tinted or double-glazed glass, the same cleaner is fine, just avoid scouring pads on the coated side.

Every 6 Months

1. Check the Rubber Seals

Make sure the rubber seals are still intact and not torn. Damaged seals lead to water leaks and let noise in. Press gently along the seal with a fingertip. It should feel soft and spring back. A seal that has gone hard, cracked, or shrunk away from the corner is the number one cause of water on the sill after a heavy storm.

2. Lubricate Hinges and Handles

Apply a little silicone oil to the aluminium casement window hinges and the handle mechanism. Do not use WD-40, as it attracts dust. A small can of silicone spray from any hardware shop lasts years. Wipe off any excess so it does not run onto the glass.

3. Check Screws and Accessories

Tighten any loose screws on the handles, hinges, and locks. Casement windows that are opened and closed several times a day work their handle screws loose over time. A quick turn with a screwdriver prevents the handle from wobbling and eventually stripping the thread.

Yearly Maintenance

1. Check the Sealant

Make sure the sealant around the frame is still intact. If it has cracked or peeled, apply fresh sealant. Do this check before the year-end monsoon arrives, not after. On the east coast that means checking by October; in the Klang Valley the heavy rain tends to come from November onwards.

2. Check the Drainage

Aluminium windows have small drainage holes. Make sure they are not blocked. These weep holes sit along the bottom rail of sliding windows and let any water that gets past the seal drain back outside. A blocked weep hole means water pools in the track and overflows onto your floor. Clear them with a toothpick or a blast of compressed air.

What to Avoid

• Do not use acidic or strong alkaline cleaners
• Do not use a wire brush or steel wool
• Do not force a window that is hard to open
• Do not ignore squeaking sounds, that is a sign it needs lubrication
